ABOUT YOU

You're a creative entrepreneur with a strong DIY streak, but you’re looking for a little bit of expert guidance.

Embarking on a brick-and-mortar buildout is a complex process, but it doesn't have to be complicated. With our Tenant Improvement services, you get a creative partner and experienced guide who will walk with you through the process of designing and building out your space so you can stay focused on keeping all of the other balls in the air.

OUR PROCESS

Site Visit & Consultation

We'll visit the space and confirm the scope. Together, we’ll go over permitting, space planning & layout, material selection, and anything else specific to getting your business open for business. Think of it like a diagnostic exam. You may have a pretty good handle on some of what needs to be done, but together we'll go over your space head to toe and make sure you’re covering all the bases.

The site visit is a $150 flat fee that is credited toward the project total if we move ahead.

Conceptual Design

We'll measure and model the existing space (using working drawings if the space isn't built yet) and conduct a preliminary code analysis to identify any critical code parameters such as whether fire sprinklers are required and how many restrooms you need. Then we'll create design options for you to review.

Permitting & Construction Drawings

Next, we prepare construction documents suitable for permitting and construction in the Authority Having Jurisdiction (AHJ) -- aka your City or County. These drawings are what will ultimately allow you to get a Certificate of Occupancy, and they'll show your contractor how to build what we've designed.

Construction

During the construction phase, we support you with Construction Administration, which includes responding to contractor questions, reviewing submittals, and conducting site visits.

You've made it! It's time to open your doors and get busy serving customers and your community.
